Future Residents / Applicants Qualifications

Thank you for your interest in renting with Pinnacle Asset Management! Save money on your

rental application by reviewing our approval criteria before you apply.   If you have any
questions, contact our office.
All individuals 18 years or older who will reside in the property must complete a rental
application and pay the application fee.  

QUALIFICATIONS

1. Income
 Total monthly household income (pre-tax) must be at least 3× the rent.
 Must have a favorable work history (short job history may impact approval).
 Monthly debt must not exceed 45% of pre-tax income.

2. Rental History
 No evictions, judgments, or collections from a previous landlord within the last 7 years.
 Favorable rental history required, including:
 Not currently bound to an existing lease longer than 30 days.
 No outstanding debt to previous landlords.

3. Credit
 No bankruptcies in the last 12 months.
 A credit report will be reviewed to verify financial history.
 Credit scoring factors include:
 Positive and negative payment history
 Credit usage and availability
 Credit inquiries
 Student loans
 Negative factors that may impact eligibility include:
 Collections, foreclosures, charge-offs, repossessions
 Lack of credit history

 Current delinquencies

4. Criminal Background
 No violent felonies.
 No history of multiple misdemeanors or violent offenses that may pose a safety risk.

 REQUIRED DOCUMENTATION

To complete your application, submit the following documents online, in-person, or via email
(info@pinassets.com):
 Personal Identification: Copy of driver’s license & social security card.
 Proof of Income: Copies of your two most recent paycheck stubs.
 Bank Statements: Copies of your last two months of bank statements.
 If Relocating: Employer letter on company letterhead stating annual salary or estimated
earnings.
 If Self-Employed: Copies of last two years’ tax returns.

CREDIT AUTHORIZATION

 Be sure to sign the Credit Authorization Form located at the end of the application before
making payment.

 APPLICATION FEE & PAYMENT

 Non-refundable fee: $65 per applicant

Payment options:
 Pay online at the end of the application (Credit/Debit cards only – No prepaid cards).
 If unable to pay online, provide a cashier’s check or money order payable to Pinnacle
Asset Management.

 Processing Time: Please allow up to 3 business days for a response after submitting all
required items. 

THE FOLLOWING IS REQUIRED TO APPLY:

 Each occupant 18 years of age and older must complete a separate application.
 Applications will not be processed until every applicant has filled out, e-signed, and paid
for their application.
 There is a fee of $65.00 (USD) per applicant. The application is not complete or
submitted until this fee is paid.
 Application fees are NON-REFUNDABLE even if you are denied tenancy.
 A valid social security number is required for each applicant.

Do not proceed with completing and submitting an application unless you have read and
agree to these instructions.

The Pinnacle Asset Management Resident Benefits Package (RBP) delivers savings and convenient, professional
services that make taking care of your home second nature. By applying, Applicant agrees to be automatically
enrolled into the required program and pay the applicable cost of $39.99/month, payable with rent.  
 Your RBP shall include all services listed below, subject to property mechanicals or other limitations:
 Move-in concierge service that includes a one call set up your utility services, cable, and internet services
 A resident rewards program that helps you earn rewards for paying your rent on time
 Credit building to help boost your credit score with timely rent payments
 $1M Identity Fraud Protection for all adult leaseholders
 Liability Insurance that meets all lease requirements from an A- rated carrier
 Additional benefits provided at no additional cost:
 24/7 online maintenance reporting
 Home buying assistance for when the time is right to buy your “forever” home
 Online portal that includes access to your account, documents, communication and payment options
 Vetted vendor network: we find the providers who are reputable, licensed, and insured
 Liability Insurance Requirements and Options:
The Landlord requires Resident to obtain liability coverage of at least $100,000 in property damage and personal
liability from an A- rated carrier and to maintain such coverage throughout the entire term of the lease agreement.
Resident is required to furnish Landlord evidence of the required insurance prior to occupancy, at the time of each
lease renewal period, and upon request. 
To satisfy the insurance requirement, Resident may either (1) be automatically enrolled into the Landlord or
Property Manager’s Master Policy that satisfies the coverage requirements as part of the RBP; or (2) obtain
alternative liability coverage from an insurer of Resident’s choice that meets the requirements set by the Landlord
herein. The option Resident chooses shall not affect whether Resident’s lease application is approved or the terms
of Resident’s Lease. Resident’s election shall be determined by the actions of the Resident as provided below:
 Option 1: Master Policy (Automatic Enrollment) – If the Resident does not provide evidence of the required
insurance coverage by the Lease commencement date, Resident has elected to be automatically enrolled into an
insurance policy as part of the RBP. Coverage will begin on the effective date of Resident’s lease and continue
throughout the term of the Lease. The monthly premium for the elected insurance policy is $11.95.  Please refer to
the evidence of insurance that is supplied by the insurance carrier for additional coverage details. 
Option 2: Resident Policy (Policy Verification Required) – Resident has elected to find, purchase, and maintain
Resident’s policy that satisfies the Landlord’s coverage requirements. Resident must provide evidence of the
required insurance coverage by the Lease commencement date. The RBP Fee will be adjusted
accordingly. Visit http://insurance.residentforms.com/ and follow the instructions listed there to provide
evidence of the required insurance coverage to your Landlord.

Please be sure that your policy meets the following criteria prior to submitting:
 Policy is purchased from an A- rated carrier
 Policy meets or exceeds the required $100,000 in property damage and personal liability
 Pinnacle Asset Management is listed as additional interest
 Pinnacle Asset Management address is listed as: PO Box 660121 Dallas, TX 75266

It is Resident’s sole responsibility to timely pay premiums directly to the Resident’s insurance provider to avoid
cancellation of coverage.

If the policy is canceled or lapses at any time during the term of the Lease, Resident shall
be subject to a lease violation fee of $25 and agrees to be subsequently enrolled into the policy referenced in
Option 1 above.


Consent to Receive SMS Messages: Resident consents to receive SMS messages (including text messages), and
telephone calls (including prerecorded and artificial voice and autodialed) from the Landlord and the RBP Providers
at the specific number(s) provided to the Landlord, with service-related information, account information or
questions, and/or marketing information. The Resident represents that the Resident is permitted to receive calls
and text messages at the telephone number provided to the Landlord by the Resident. Standard message and data
rates may apply. SMS messaging services may be modified from time to time, for any reason, and without notice,
including the right to terminate SMS messaging with or without notice, without liability to the Resident.
 NOTE: *If you provide your own insurance policy, the RBP cost will be reduced by the amount of the insurance
premium billed by Second Nature Insurance Services (NPN No. 20224621). The total monthly cost of the Resident
Benefits Package is all-inclusive, and no discounts will be given if any element of the package is unavailable due to a
lack of HVAC or another limitation at a specific property, unless stated otherwise in your Resident Benefits Package
Lease Addendum.
